The initial stage of our list of duties, we attempt to illuminate potential issues by assembling all relevant due diligence documents to be included in the due diligence processes for building or property acquisitions deals. We acquire current title policy and property condition report.
We investigate and obtain, relevant Government dispensed documentation for the building, including government notices, special assessments, code violations, warranties and certificates of occupancy and unexpired guaranties. Tax bills that are relevant and utility bills from prior year as well as all relevant environmental and energy reports. (We are a Sustainable company and energy, and environmental reports are key to developing your future investment and development decisions). Our goal is to know as much about the investment as the current owner, so our investors and developers can ‘vet’ the property move on the next phase of their acquisition.
