Stakeholders’ engagement is all parties with interest in a project or business who will be impacted by the operation, performance or its success. Clients or tenants, property owners and investors, property managers and real estate agents are the main stakeholders in a real estate project. The growing and expanding business of sustainability, neighborhood planning and development and the growing responsiveness to corporate social responsibility, stakeholder engagement has taken on more interest.
Stakeholder engagement is about identifying early on exactly who are the interested parties, allowing all members ability to talk and really listen to each other with integrity and manage expectations. Our aim is to eliminate the traditional stakeholder groups’ conflicts and disputes by recognizing the issues early on and introducing management tools not currently being used. We accomplish this level through an in-depth analysis of the needs and interests of all entities and determine their relationships to the project and how they want to accomplish the goals that are being set forth. In addition, we create a two-way process where, in consultation, all stakeholders will participate in the planning process. Status will be provided on a timely basis and systematic basics and most important of all, stakeholders will provide their participation in the process.
The need for Sustainable development is to help combat the effects of climate change and the growing need for housing that is affordable, requires not just a huge investment of ‘dollars’ but also a significant commitment from those who will occupy the units and the builders, investors and management as well. And this has never been so important as it is today in a green economy. The complexity of sustainable development projects, such as design requirements, material selection is not part of the ‘traditional’ roles practiced previously because sustainable development and climate change has shifted our focus. The need to collaborate in developing project in order to reach desired outcomes, is a must. This creates the need for more “stakeholder Engagement”!

The process of development has a systematic process with varying stages that sometimes overlap and repeat as they are conditioned by the factor of ‘time, space and external conditions.’ However, the stages begin with the initiation that we like to call this, the “integrative process” where we take a comprehensive approach to the building systems and the equipment. We then look for synergies among systems and components along with team members. The mutual advantage gained through this process can help achieve high levels of building performance and human comfort and environmental benefits. Site selection and feasibility, planning and preliminary designs are created, followed by design development, procurement and construction, then occupancy and post-occupancy management.
Various methods and approaches are studied prior to adaptation including ‘case study’, participatory inquiry and participant observation, interviews and visual analysis as well. By getting to know your mutual stakeholders, it allows all interested parties to better understand what each wants and the preferred approach. Through the joint efforts with planners, residents and local municipalities, stakeholder participation greatly improve the quality of life in neighborhoods. And balancing the needs and interests of a diverse group of stakeholders can be challenging, in particular when, at times, some stakeholders are unfamiliar with genuine participation. We require ‘genuine’ participation and respect equally distribute dialogue, where power is correspondingly shared.
