The term “sustainable development’ first appeared in an official document signed by thirty-three African countries in 1969. In the same year the Environmental Protection Agency was set up in the United States. The Law that constitutes the ‘National Environmental Policy Act from 1969”, defined sustainable development as: “economic development that may have benefits for current and future generations without harming the planet’s resources or biological organisms.

A large study,conducted here in California, found upgraded homes sell for an average of 9% higher than those that are less energy efficient. The "study' went on to show that California homes that were rated with ENERGY STARD, LEED, or GREEN POINT RATED labels sold for a higher price than those without energy-efficient labels.

Demand for Green Buildings, by investors, owners and tenants, are willing to pay for Green Features. IRS Tax deductions are available for energy-efficient retrofits....Tax Credits for Solar Systems on residential and commercial properties by various government entities that are offering not only tax credits but abatements, bond financing, grants and rebates plus more!

Globally, designing and building "green buildings' are on the rise; however, the numbers need to increase to meet the demand. Looking forward to the mid-century approximately 2050, it is estimated that 75% of the current type building will still be present.
